Q1. Do I Need Planning Permission for My Conservatory?
In England and Wales you will not usually require planning permission, provided you do not exceed the permitted development limit for your property (which is 50-70 cubic metres, depending on where you live). Exceptions to the above are listed buildings and conservation areas. If you have any doubts, we advise you to check with your local planning department.

Q2. Do I Need Building Regulations for My Conservatory?
Generally speaking conservatories on residential properties are exempt from Building Regulations. Below are some of the Exemption Criteria - under the Building Regulations 1991 (as amended). These criteria must be met for a conservatory extension to be classified as exempt:

  1. The conservatory has a completely transparent or translucent roof.
  2. The conservatory walls are substantially glazed, has at least half the area of the walls formed of windows and have at least three quarters of the area of the roof formed of glazing, polycarbonate sheets or similar translucent material.
  3. The conservatory has an internal floor area not exceeding 30 square metres.
  4. The conservatory is sited at ground level.
  5. The conservatory is permanently separated from the remainder of the property by means of a door, i.e. not open access.
  6. Any radiator within the conservatory is controllable. (If fixed heating installations are proposed, they should have their own separate temperature and on/off controls).
  7. The glazing satisfies the requirements of part N, Schedule 1 (toughened/safety glass where required).
  8. The conservatory does not contain any drainage facilities. (i.e. sink, WC, or washing machine).

Q3. Can I Install My Conservatory Over a Manhole?
You can install a conservatory over a manhole by fitting a double-sealed manhole cover which is relatively inexpensive. You will not need planning permission in England or Wales for this specific issue, however you will need building regulation approval if you decide to move the position of the manhole and you may also need to check local bylaws and restrictive covenants in your property deeds.

Q4. How Can I Be Sure That My Conservatory Will Fit My Base/Brickwork?
For complete peace-of-mind, Premier Glass supply an easy-to-understand, computer-generated base/brickwork plan as soon as you've placed your order. You or your builder can use this to build your base/brickwork to the exact dimensions that we will manufacture your conservatory to. Shown to the right is a typical example of a Premier Glass base/brickwork plan.

Q5. How Do I Order My Conservatory If My Base/Brickwork Is Already Built?
Every Premier Glass conservatory is made-to-measure to your exact sizes and specifications. We will advise you how to measure your existing base/brickwork and for complete peace-of-mind, we will supply an easy-to-understand, computer-generated base/brickwork plan to check and sign before we manufacture your conservatory.

Q6. My Conservatory Needs To Be Installed Into a Corner - Is This a Problem?
No Problem. We manufacture many of our conservatories with only two sides to fit into corners or with only one side to fit between two walls. For a Victorian or Edwardian conservatory, we will manufacture and supply the roof with a box gutter to take the rainwater at the wall side. For complete peace-of-mind, we will supply an easy-to-understand, computer-generated base/brickwork plan to check and sign before we manufacture your conservatory.

Q7. What If I Want To Build a Full-Height Brick Wall At One Or Conservatory with one full height wallTwo Sides?
This is very common and does not present a problem to Premier Glass. We will manufacture the frames to the same height as your brick wall(s), and the roof will simply sit on top. For complete peace-of-mind, we will supply an easy-to-understand, computer-generated base/brickwork plan to check and sign before we manufacture your conservatory. The drawing to the right shows a typical example of a Conservatory with a full-height brick wall.

Q8. What If I Want a Conservatory with one three quarter height wallBuild a Three-Quarter Brick Wall At One Or Two Sides?
No problem. Premier Glass will manufacture small frames to sit on top of your wall(s) to bring the total height to the same as the other frames and doors. For complete peace-of-mind, we will supply an easy-to-understand, computer-generated base/brickwork plan to check and sign before we manufacture your conservatory. The drawing below shows a typical example of a Conservatory with a three-quarter brick wall.

Q9. How Do I Install My Conservatory To My Bungalow or Flat-Roof Extension?
In the case of a Sunlounge, we will supply a low-pitch roof to overcome the height-restriction. For Victorian and Edwardian conservatories, we will manufacture and supply a hipped-back roof with a box gutter. This means that the roof will slope down at the back (the same as at the front) to your existing property to overcome any height restriction. The drawings below demonstrate the difference between a standard Edwardian conservatory and a hipped-back Edwardian conservatory.
